How to Become a Real Estate Agent in Pennsylvania (2026): Steps, Cost, and Timeline

Elite Real Estate Academy · Originally published July 30, 2026

To become a real estate agent in Pennsylvania, you must be at least 18, hold a high school diploma or GED, and complete 75 hours of state-approved pre-license education (30 hours of real estate fundamentals plus 45 hours of real estate practice).

You then pass the two-part salesperson licensing exam (a national portion and a Pennsylvania state portion), clear a criminal background check, secure a sponsoring broker, and apply through the state’s PALS system.

The Pennsylvania State Real Estate Commission issues the license. Budget roughly $500 to $800 in total and about two to four months from your first class to an active license.

Use our Pennsylvania licensing requirements guide to connect these steps with the current course and application resources.

Meet the Basic Eligibility

Before anything else, Pennsylvania sets two entry requirements. You must be 18 or older and hold a high school diploma or a GED.

There is no college degree requirement and no prior experience requirement for a salesperson license.

If you already hold a bachelor’s degree with a major in real estate or a Juris Doctor, the Commission will consider that as meeting the education requirement; however, most individuals begin with the 75-hour course.

Pass the Salesperson Licensing Exam

Once your coursework is done, you apply for exam eligibility and register through the Commission’s testing vendor.

Pennsylvania now runs salesperson exam applications through the Clarus / Pearson VUE system. The exam comes in two portions, and you can take them separately.

Portion Scored questions To pass Time allowed
National 80 75 scaled score 150 minutes
Pennsylvania State 40 75 scaled score 60 minutes

You need a scaled score of 75 on each portion. Pearson reports this on a 0–100 scale, not as a percentage of questions answered correctly. If you pass one portion and fail the other, you retake only the failed portion within the authorization period.

Read Pearson VUE’s current Pennsylvania candidate handbook (PDF) for scoring and reservation details.

Scores are good for three years, so you must apply for your license within that window. Solid exam prep is the difference between one attempt and three, which is why a refresher before test day is worth the time.

Clear the Criminal Background Check

Pennsylvania requires a Criminal History Records Check (CHRC) through the Pennsylvania State Police.

If you have lived in the state for the full prior five years, this typically runs about $22.

Applicants with a prior conviction should review Act 53 of 2020, which lets you request a preliminary determination before you spend money on coursework so you know where you stand early.

Find a Sponsoring Broker

A Pennsylvania salesperson’s license only becomes active under a licensed sponsoring broker.

The broker agrees to hire, train, and supervise you, and their office is where your license “hangs.” Interview a few brokerages before you commit and ask about commission splits, training, desk fees, and lead support.

This choice shapes your first year more than any other decision after picking your school.

Apply Through PALS

With passing scores and a broker lined up, you submit your license application through PALS (the Pennsylvania Licensing System) at pals.pa.gov. You upload your education certificates and exam results, then send the application to your broker for approval.

Item Cost Paid to
75-hour pre-license education Varies by school Your real estate school
Salesperson exam (both portions) $52 combined when both portions are scheduled on the same order; separate orders: $52 national + $49 state ($101 total) Pearson VUE
Criminal History Records Check About $22 PA State Police
License application $97 initial fee; confirm the amount in PALS PA State Real Estate Commission
Estimated total About $500 to $800 —

The March 2026 Pearson handbook lists the combined fee only when both portions are scheduled on the same order. Separate orders are charged individually; the discount cannot be applied afterward. Confirm the current total before paying.

The wide range comes down to tuition and how many exam attempts you need. The $10 fee funds the Real Estate Recovery Fund, which reimburses consumers harmed by licensee misconduct.

Activate Your License and Start Working

Once the Commission approves your application, your license goes active under your broker, and you can legally represent buyers and sellers.

Many new agents also join the local board and MLS and, if they choose, the Pennsylvania Association of REALTORS® and the National Association of REALTORS® to use the REALTOR® designation.

Those memberships are optional and separate from your state license.

How Long Does the Whole Thing Take?

Stage Typical time
75-hour education 4 to 10 weeks, depending on pace
Schedule and pass the exam. 1 to 3 weeks after coursework
Background check A few days to two weeks
Application review through PALS Commission processing time
Realistic total About 2 to 4 months

Salesperson vs Broker: What Comes Next

Most people start as a salesperson and later upgrade to a broker license once they have experience.

Requirement Salesperson Broker
Pre-license education 75 hours 240 hours (16 credits)
Experience None required 3 years as a licensed salesperson (or equivalent)
Exam National + State National + State
Supervision Works under a broker Can operate independently and supervise agents

Keeping Your License: Continuing Education

Pennsylvania renews real estate licenses on a two-year cycle, and standard licensees complete 14 hours of continuing education before each renewal.

Your first renewal is different: new salespersons must complete 14 hours of Commission-developed modules, specifically a 7-hour General Module plus either a 7-hour Residential or 7-hour Commercial Module.

The biennial renewal fee is $96. Build these into your calendar early, because letting a license lapse is more expensive and slower to fix than renewing on time.

Check the 2026–2028 continuing education requirements guide for the current mandatory topic and first-renewal course plan.

Already Licensed in Another State?

If you hold an active license elsewhere, you may qualify through reciprocity or the portability provisions of Act 41.

In most cases, you meet Pennsylvania’s education standard, then sit for only the Pennsylvania State portion of the exam rather than both. Reciprocal licensees keep their principal place of business in their home state.

Frequently Asked Questions

Do I need a college degree to become a real estate agent in PA?

No. You need a high school diploma or GED and the 75-hour pre-license course.

A real estate bachelor’s degree or a Juris Doctor can substitute for the coursework, but it is not required.

How much does it cost to get a Pennsylvania real estate license?

Plan for roughly $500 to $800 total, covering tuition, the exam reservation fee, the background check, and the $97 initial license fee.

How hard is the Pennsylvania real estate exam?

You need a scaled score of 75 on each portion. It is passable on the first try with focused prep, but the contract and math questions catch unprepared candidates, so a refresher before test day helps.

How long does it take to get licensed?

Most people go from first class to active license in about two to four months, depending on how quickly they finish the 75 hours and schedule the exam.

Do I have to work under a broker?

Yes. A salesperson’s license only activates under a sponsoring broker who supervises your work. You choose the brokerage.
