Getting a Pennsylvania real estate salesperson license costs most people somewhere around $500 to $800 in total. The biggest variable is tuition for the required 75 hours of education; the state, examination and background-check fees are comparatively small and fixed.
This guide lists each cost in the order you usually pay it, so you can budget before you enroll. Fees can change, so confirm the current amount with the organization that collects it before you pay.

1. Pre-license education: the largest cost
Pennsylvania requires 75 hours (5 credits) of basic real estate courses before you can be licensed as a salesperson. That is normally two courses: Real Estate Fundamentals (30 hours) and Real Estate Practice (45 hours).
Prices vary widely between schools and formats. Self-paced online packages are often the lowest headline price, while live classes with an instructor usually cost more because a teacher is present for every lesson. When you compare, look at what is included: live instruction, the ability to ask questions, exam preparation, the textbook and the course schedule.
At Elite Real Estate Academy, each course is taught live on Zoom and costs $295, or $525 for the full 75-hour salesperson bundle (a $65 saving). Current dates are on the class schedule.
2. The textbook
Many Pennsylvania courses use Modern Real Estate Practice in Pennsylvania. Prices depend on whether you buy print or digital and where you buy it. Check what your course requires before ordering; our course textbook page lists the edition used in Elite’s classes and where to find it.
3. The licensing exam
After finishing your education you take a two-part exam: a national portion and a Pennsylvania state portion. Salesperson candidates apply for exam eligibility through Clarus and schedule with Pearson VUE.
Booking both portions on the same order costs $52. If you book them on separate orders, each is charged individually ($52 national + $49 state), and the combined price cannot be applied afterward. Retakes are charged again, so preparation directly affects your total cost. Our exam study plan can help you avoid paying twice.
4. Criminal History Records Check
Pennsylvania requires a Criminal History Records Check from the Pennsylvania State Police, which typically costs about $22 if you have lived in the state for the full previous five years. If you have a prior conviction, you can ask the Commission for a preliminary determination before investing in coursework.
5. The license application
With passing exam results and a sponsoring broker, you apply through PALS, the Pennsylvania Licensing System. The initial fee is $97 ($72 licensure fee plus $25 application fee). First-time licensees also pay a $10 Real Estate Recovery Fund fee. Your license only becomes active under a licensed employing broker; our guide to choosing a broker covers what to ask.
Costs after you are licensed
Budget for ongoing costs as well as the initial ones:
- License renewal: $96 every two years.
- Continuing education: 14 hours each two-year cycle, with separate requirements for your first renewal. See our Pennsylvania CE requirements guide.
- Brokerage and association costs: desk fees, local association dues and MLS access vary by brokerage and region. Ask about them before you choose where to work.
How to keep the total down
- Choose a course format you will actually finish. A cheaper course you abandon costs more than one you complete.
- Book both exam portions on the same order to get the combined price.
- Prepare properly before the exam, because every retake is paid again.
- Buy both courses together if your school offers a bundle.
Frequently asked questions
What is the cheapest way to get a Pennsylvania real estate license?
The fixed costs (exam, background check and license fees) are roughly $180 to $230 in total. Everything above that is tuition and the textbook, so the cheapest route depends on the course price and on passing the exam the first time.
Is the exam fee included in tuition?
Usually not. School tuition and the Pearson VUE exam fee are paid separately, and state license fees are paid to the Commission through PALS.
How long does it take?
Many students take two to four months from their first class to an active license, depending on the course schedule, exam booking and application processing. Our step-by-step licensing guide walks through the full timeline.
Where can I check the official requirements?
Start with the Pennsylvania license requirements guide, which links to the Commission and Pearson VUE pages. Fees and procedures can change, so always confirm the current amount before paying.
